Spot Cash, Bank Financing, or Rent-to-Own: Choosing the Right Payment Option
One of the first questions most buyers ask when looking at a pre-selling house-and-lot or condo unit is simple: how am I actually going to pay for this? The good news is that developers in the Philippines typically offer more than one path, and the right one depends on your cash flow, timeline, and how comfortable you are with monthly obligations.
Spot Cash
Paying in full (or in a few lump sums) usually gets you the biggest discount off the total contract price, since the developer doesn’t have to carry financing risk on your unit. This works best if you have savings ready — from an OFW remittance fund, a business payout, or proceeds from selling another property — and want to avoid interest charges altogether.
Bank Financing / Pag-IBIG Financing
Most buyers use a down payment plan (often 10–20% spread over 12–24 months) followed by bank or Pag-IBIG Fund financing for the balance once the unit is ready for turnover. Pag-IBIG financing in particular tends to offer lower interest rates for qualified members, but comes with its own documentary requirements and processing timelines — it’s worth starting the pre-qualification conversation early, well before turnover.
Rent-to-Own
Some developments offer a rent-to-own structure, where your monthly payments during the pre-selling period are treated as installments toward the eventual purchase price rather than “rent” in the traditional sense. This can be a good fit for buyers who want to move in sooner or aren’t ready to commit to a full bank loan yet, but it’s important to read the fine print on how much of each payment actually goes toward the purchase price versus fees.
