1. What exactly does the reservation fee lock in?

Reservation fees typically hold a specific unit or lot at a specific price for a set period (often 30–60 days) while you complete your down payment paperwork. Make sure you understand whether the fee is deductible from your total contract price, and what happens if you decide not to proceed.

2. What’s the full payment timeline, turnover-to-turnover?

Ask for the complete schedule: down payment period, financing application deadlines, and the estimated turnover date. Pre-selling projects can take a few years to complete — knowing the full timeline up front avoids surprises later.

3. What happens if construction is delayed?

Delays happen industry-wide. Ask how the developer communicates updates, and whether there’s any provision in the contract for significant delays.

4. What financing options are actually available for this specific project?

Not every project supports every financing route — some support Pag-IBIG, some don’t; some offer in-house rent-to-own, some don’t. Confirm what’s actually available for the unit you’re looking at, not just what’s available “in general.”

5. What’s included, and what’s an upgrade?
